Application Qualifying Criteria

We require at least 3-5 business days to process an application. We work with neighbors and landlords in the area to maintain the quality of the neighborhood by doing thorough screening and background checks. You will have the peace of mind knowing that all other renters in the community have been screened with equal care.

You must be at least 18 years of age to lease an apartment.

FEES:

  • $50.00 Non-Refundable per adult 
  • $400.00 Deposit
  • First & Last Month's Rent due at move in

Each applicant must meet the following standards individually.
Please contact the Resident Manager if you need more information.

INCOME/EMPLOYMENT REQUIREMENTS:

  • Must have gross monthly income of at least 2.5 to 3x the rent amount.
  • Verifiable income via employment verification, current paycheck stubs, award letter, etc.
  • Minimum of one year current, verifiable, favorable employement history.

RENTAL HISTORY REQUIREMENTS:

  • Minimum of one year current, verifiable, favorable rental history.
  • No evictions within the last 7 years.
  • No monies owed to previous landlord.

CREDIT REQUIREMENTS:

  • Must have favorable credit.
  • No bankruptcy in the past 12 months. Over 12 months-must be discharged.

CRIMINAL HISTORY REQUIREMENTS:
Background checks will be conducted on all applicants, including 16 and 17 year old minors.
Applicant may be denied for misdemeanor or felony convictions involving violent crimes, crimes against persons/property, weapons charges, sex crimes or drug related offenses.

An applicant may be denied for incomplete or false information on his or her rental application, or failure to meet requirements. All applications are verified through National Tenant Network.
